Each month PROXERA reads the market two ways: the national numbers everyone can see, and the patterns we watch across the real portfolios on the platform. Put together, they tell you not just what the market is doing, but what investors are actually doing about it. Here is what August 2026 looked like.

Capital growth is holding up

Prices are still rising across most of the country, and the story is firmly a regional one. The North and Midlands are carrying the growth, while London is the only major region in reverse.

Rental growth is still strong

Rents are the quiet engine of returns right now, and they are still climbing well ahead of inflation, led again by the North. The England average rent reached £1,451 per month, up 3.8% on the year.

Why are they investing?

We asked what investors are really buying for, and income leads by a distance. This is not a market chasing quick capital gains. It is one building steady, long-term returns.

  • 42% for additional monthly income
  • 28% for retirement or pension
  • 16% for long-term family wealth
  • 9% for capital growth
  • 5% for children’s or future security

What investors missed in August

This is where the real portfolios come in. Scanning the properties on the platform, three opportunities came up again and again, quietly costing their owners money:

  • Untapped equity. Capital already held in properties, but not being put to work.
  • Rent below market. Income being left on the table every single month.
  • Mortgage review window. Decisions being left until the rate ends, instead of ahead of it.

None of these are dramatic. All of them are expensive over time. The question worth asking is simple: what would a scan find in yours?

Our view

The portfolios and activity PROXERA monitored in August pointed to something interesting. Investors are not short of opportunity, especially when it comes to heavily discounted stock. But many are prioritising lower outgoings and better returns from the properties they already own, rather than simply buying more. Engagement with our market updates was up 107% and still rising, so people are clearly watching the news and the market closely. We are also seeing investors add overseas properties to PROXERA, which suggests some are starting to look beyond the UK for their next opportunity.
